Well, in Florida it depends. There are a lot of variables that go into a closing. One is, is the property homestead? I ask that because if a husband's on title, the wife's not on title, and it's homestead, she needs to be there to sign off under the homestead laws. Otherwise, if it's not homestead investment property, no. Also, we can do a mail-aways, even if she needs to be there, we can do a mail-away, have her or he sign the deed and get it back to our office in time of closing. A lot of this is just logistics and establishing up front who's going to be where and when, and everything's doable.
