To ensure a timely closing, we need to request certain reports and examinations immediately. According to your real estate contract, you are responsible for certain expenses such as title search and abstract, lien and open permit reports, and miscellaneous expenses (courier fees, wiring fees, recording charges, intangible tax, etc.) We will be ordering the necessary reports and prepaying many charges on your behalf. We will reflect all charges and expenses on the ALTA Settlement Statement, as required by the Real Estate Settlement Procedures Act (“RESPA”), or if the transaction is not completed, we will look to the buyer’s deposit for reimbursement, and we will present the seller with a bill for all seller related expenses for reimbursement directly to the buyer.
