Well, basically a title insurance company basically is there to close a transaction. They process a file. They examine title. They issue title insurance. Now many realtors feel comfortable doing business with a title company that they would refer you to. But I would basically ask a couple questions. First, I would ask if the title company is attorney owned, number one. Number two, and oftentimes, realtors have an affiliated business relationship with that title company, which is telling you that their profiting off of that. That may not be in your best interests. So I would always make sure that there's an attorney in the mix in representing your interest.
